01
Who we are and how to contact us
Snagwise is provided by SPEAK OF THE LTD, company number 12426635, at Unit A, James Carter Road, Mildenhall Industrial Estate, Bury St. Edmunds, Suffolk, England, IP28 7DE. Contact us about the app or your privacy at apps@speakofthe.com.
This notice covers the Snagwise iPhone app, including people who join a shared home and people whose details are entered into it. Our website has a separate privacy policy covering its contact form and security checks.
We are responsible as controller for support, analytics and diagnostic processing whose purposes and means we determine. Storing home records in your iCloud account does not make them public or create a separate Snagwise account. Apple also processes information to operate its own iCloud and App Store services under its terms and privacy information.
02
The information in your home record
The app stores information you enter and information added by members of your shared home. Depending on the features you use, this includes:
- The property address, postcode, plot, development, builder, completion dates, warranty details, rooms and room photographs.
- Snag descriptions, categories, severity, status, checklist answers, photographs, annotations, builder responses, visit details and the history of changes.
- Report content, recipient email addresses, report dates and records of sending or sharing.
- Your chosen profile name and photograph, your household contributions, and identifiers that associate records and purchases with the right home.
03
On your device and in iCloud
Home records and their photos are stored locally on your device. Apple CloudKit synchronises them through iCloud when it is available. A shared home's records are held in the owner's iCloud and made available to its members. There is no separate company-hosted database receiving a copy of your home records or photos during ordinary app use.
Your local profile, preferences and some reminder and calendar settings are stored on the device. Profile details copied into shared records are visible to the household. Local files may also be included in backups made under your device settings.
We have no administrator access to browse, read or retrieve the home records in your private iCloud database. The app accesses those records on your device on behalf of your signed-in Apple Account. Sharing gives access to other participants under the sharing permissions you grant; it does not give us general access as the app developer.
If you send records, screenshots or reports to support, we receive the copy you send. Diagnostic reports can also contain personal information within error text. These are separate disclosures, not access to your private iCloud database, and are explained below.
Sync requires a suitable Apple Account, available iCloud storage and connectivity. Changes and deletions may take time to reach other devices. Keep important evidence somewhere you can access independently of Snagwise.
04
Household sharing and invitation links
The app supports an owner and up to two other household members. Members have read and write access to the shared home, including its records, photos, contact details and history. Their changes are shared with the household.
An invitation is an anyone-with-the-link iCloud share. Someone who obtains the link can join while a place is available, so send it privately and only to people you trust with the whole home record.
The owner can remove a member, and a member can leave. Removing a member does not rotate or invalidate the invitation link: someone who retains it may rejoin while a place is available. The current app has no separate stop-sharing or link-reset control. Deleting the home ends the share and deletes the home for everyone.
Contributions already added to someone else's home can remain there after the contributor leaves. Removing access cannot recall screenshots, exports or other copies a person has already made.
05
Photos, reminders and Calendar
You choose photos through the system picker or allow the camera when taking a photo. Saving photos to your library uses the relevant iOS permission. You can manage permissions in iOS Settings; refusing an optional permission affects that feature.
The app prepares resized photo copies and does not request the original EXIF metadata. It does not request your GPS location. The picture itself, annotations or an address you enter can still identify a person or place. Your originals remain in your photo library unless you delete them there.
Visit and deadline reminders are scheduled locally if notifications are permitted. The app uses Apple's background CloudKit notifications for sync; it does not run a separate marketing-push service.
Adding a visit to Calendar opens Apple's event editor with details such as the home address, date and visit notes. You choose whether and where to save it. Snagwise does not read your calendar. Your chosen calendar service handles a saved event; changing or deleting the visit in Snagwise does not update or remove that event.
06
Reports and exports you send
PDF reports and exports are created on your device. They may contain property and contact details, notes, photographs, your name and your chosen logo. Review their contents and recipients before sending.
Sending a report opens your own Mail composer or a sharing destination you choose. The report is not sent through our website's support-email service. Your selected provider and the recipient handle the resulting copies under their own arrangements.
Generated reports, exports and working files can remain locally or in temporary app storage. Copies saved outside the app are independent: deleting a snag, home or the app does not delete email attachments, calendar entries, recipient copies or files you saved elsewhere.
07
Usage analytics
Snagwise uses Google Analytics for Firebase to understand feature use. Our custom events record screen types, creating a home, creating a snag, sending a report and completing a Full Access purchase. Restricted parameters include whether a snag has a photo, whether a home is shared, the sending method or product identifier. Screen names use route templates, rather than your particular record identifiers.
These custom event parameters do not include your name, address, photos, recipient addresses or free-text notes. Firebase also processes its own app-instance identifiers, session and interaction information, device and app details, and approximate location derived from IP information. This is pseudonymous information, not a promise of anonymity.
The app configuration disables advertising identifier collection, IDFV collection and advertising personalisation signals. We do not sell your personal information or use your home records to target advertising.
Analytics is always on in Snagwise; there is no setting in the app to turn it off. The website's cookie choices do not control the app.
08
Crash reports and app updates
Google Firebase Crashlytics receives crash and error information to help investigate faults. Reports can include error messages, stack traces, device state, app and operating system versions, installation identifiers and recent analytics events. Crash reporting is always on, because it is how we detect and fix faults in the app.
The app removes the text of error messages before reporting them, and does not attach your profile or home records. Stack traces and device details can still be linked to an installation identifier, so we do not describe crash reports as anonymous.
Expo delivers app updates. Requests include technical information such as platform, project and runtime versions, installation and update identifiers, and network information including an IP address. Update failure reports can include error text. These requests do not deliberately attach home records or photos, but error text can contain additional information.
09
Purchases and contacting us
Apple handles payment through the App Store. The app processes product and transaction identifiers, purchase dates and refund or revocation information to recognise purchases. For Full Access, a technical identifier for the home is supplied to Apple to associate the transaction with that home. We do not receive your payment-card details.
If you contact us, we receive your name, reply address and what you send, including an app version, screenshots or logs if supplied. We use that information to answer the enquiry and investigate the issue. Please leave out unnecessary information about others, passwords and payment details.
The website support form uses AWS to deliver messages to our support inbox and Cloudflare Turnstile to check for automated abuse. Our mailbox service handles the correspondence. The website privacy policy explains the form's additional technical processing.
10
Purposes and lawful bases
Where we process information to provide features or support you request, our basis is performing our contract with you, or taking steps you request before entering it. This includes recognising paid features and answering a service enquiry. Sharing or sending a report cannot work without the information needed for that action.
We use legitimate interests for proportionate security, preventing misuse, investigating faults and managing business correspondence, taking account of people's rights and expectations. For another person's details in an enquiry, our interest is dealing with that enquiry, rather than having a contract with that person. We may retain or disclose information to meet legal obligations or establish, exercise or defend legal claims.
Understanding how the app is used, so we can improve it, is also a legitimate interest. We keep analytics to the small set of events described above and do not use it for advertising or to profile you. Crash reports are collected only to detect and fix technical faults.
We do not use this information for solely automated decisions with legal or similarly significant effects on you.
11
Retention and deleting information
Home records remain on the device and in the relevant iCloud store until deleted. You can delete individual records or homes in the app. Deleting a shared home as its owner removes it for everyone as sync reaches their devices. Uninstalling alone does not delete iCloud records.
Delete everything deletes homes you own, leaves homes owned by others and resets your local profile once those operations succeed. Failed deletions or departures need to be retried. It also attempts to clear generated files and reminders; sync delays, caches and backups mean removal is not necessarily immediate everywhere.
Leaving another person's home does not erase your earlier contributions from their record. Delete everything does not erase Apple's transaction records, reports you sent, external calendar entries or copies held by other people. It does not itself request deletion of data already received by analytics or crash-reporting services.
Google Analytics keeps event-level and user-level data for up to 2 months after an installation was last active; aggregated reports that do not identify an installation are kept longer. Google states that Crashlytics keeps crash traces and associated identifiers for 90 days before beginning removal from live and backup systems, rather than guaranteeing completed deletion on day 90. Expo keeps update-request information only for as long as reasonably necessary, as its privacy policy describes.
Support correspondence is kept as long as needed to resolve the enquiry and follow-up issues. Records needed for a complaint, legal obligation or claim may be kept longer, according to the issue and applicable time limits. Deleting the app does not delete correspondence already sent to us.
12
Providers and international transfers
The services involved are Apple for iCloud and the App Store; Google for Firebase Analytics and Crashlytics; Expo for updates; and AWS, Cloudflare and our mailbox provider for website support. People you invite, report recipients and services you choose for sharing receive information for those actions. Relevant information may also be disclosed to professional advisers or authorities where necessary for legal obligations or claims.
These services may process information outside the UK, including in the United States. We cannot promise UK-only storage. Google and Expo are certified under the UK Extension to the EU–US Data Privacy Framework, which UK law recognises as providing adequate protection, and Google also offers contractual safeguards. Contact us for details of the safeguards that apply to information we handle.
13
Your rights and choices
Under applicable data-protection law, you may ask for access, correction, erasure, restriction or portability of personal information. Email apps@speakofthe.com. These rights have conditions and exceptions; we may need information to verify your identity and locate records. We normally respond within one month and will explain any lawful extension.
You have a right to object to processing based on legitimate interests on grounds relating to your circumstances. Contact us to exercise it.
You can view and edit app records, save your photos and use Full Access to export a home. A statutory access or portability request to us does not require a paid upgrade. We may be unable to retrieve records held only in your iCloud, or associate pseudonymous diagnostics with you without further information; we will explain any limitation.
You can complain to the UK Information Commissioner's Office without contacting us first, although we welcome the chance to resolve concerns. Where applicable, you can also contact your local data-protection authority.
14
Other people and keeping data safe
Only add or share details and photos you are entitled to use. Avoid unnecessary sensitive information and consider who can see a report or shared home. If you use Snagwise for work or on behalf of someone else, you are responsible for the privacy information, permissions and lawful basis required for that use.
Snagwise is designed for adults managing property, not as a service directed at children. Contact us if you believe a child has supplied information to us that should not be held.
Protection depends on the app, device and Apple Account security, provider safeguards and sharing choices. Keep devices updated and accounts secure. No system is completely secure; we do not claim that every CloudKit field is end-to-end encrypted.
